• FAQ

  • We'll bet you've got a lot of questions. Well we've got answers! Below are the most frequently asked questions and answers:

  • How Much Does It Cost?

We generally need some basic information on the home before we can quote a price:

    • The size of the home, approx. square footage
    • What type of home? condo, single family, townhouse, manufactured home, etc.
    • What is the age of the home?
      • Different inspections are sometimes required on some older homes.
      • So how many different inspections do you need?
  • Are You A Licensed Home Inspector?

YES, MOST DEFINITELY! The state of Florida mandates all inspectors to be state licensed and must carry the proper business insurance. Continuing education credits must be earned for license renewal.  We are current members of FABI (Florida Association of Building Inspectors}. This is a great association that focuses on Florida homes in particular. The process to become a member is stringent and requires a separate test as well as submission of a large number of completed reports. We are also required to attend a  certain number of conventions to keep our membership & earn education credit for them as well as the state.

  • Should I Be Present For The Home Inspection?

Yes. We generally want our clients present, if possible. This is especially important for a first time home buyer.  It's important you see the level of detail we go through and the attention to detail during the inspection. This also means that as we are going through the home together, if a problem or condition exist, you can see it first hand. We could give you an idea of what is involved to correct it, and what can be done so it doesn't happen again.

  • How Long Does It Take?

Time depends on the size and general conditions of the home & the different type of inspections you need.  Generally the average inspection takes approximately two hours. If we need more time we'll generally let you know.
